Terms of use.
These terms cover how you use the La Otra Vida website, the newsletter, the buyer's guide, and any free intro call you book with us. They're written plainly. If something is unclear, write to hello@otravidacasa.com and we'll explain it before you sign up for anything.
1. Who you are dealing with
The site at otravidacasa.com is operated by Sep as a sole proprietor (autónomo) based in Andalucía, Spain. The single contact address for any question about these terms is hello@otravidacasa.com.
2. What you are agreeing to
By using the site, subscribing to the newsletter, downloading the buyer's guide, or booking a call, you are agreeing to these terms and to our privacy notice. If you don't agree, please don't use the service. There is no fee to read the site or subscribe.
3. Scope — the newsletter and the buyer's guide
- The Saturday newsletter and the 2026 Buyer's Guide are free. We collect your first name and email; that's it.
- You can unsubscribe at any time using the link in any email we send. Unsubscribing also stops the buyer's guide series.
- We send roughly one email a week, occasionally two if something time-sensitive is happening — a property going to market, a regulatory change worth flagging. We don't sell sponsored placements in the newsletter.
- If we ever introduce a paid tier of the newsletter, we will say so clearly before charging anything, and the existing free letter will remain free.
4. Scope — booked calls
- Calls are scheduled through Cal.com. By booking, you also agree to Cal.com's terms for the scheduling component.
- Free intro calls are exactly that — a conversation. No advice is given, no transaction is conducted. We use them to understand what you're trying to do and to tell you whether we can be useful.
- If we later agree on paid work (advisory engagement, property scouting, due-diligence review), the terms of that engagement will be set out in a separate written agreement signed by both sides. These website terms do not, by themselves, constitute that engagement.
- You can reschedule or cancel any free call up to one hour before the start time, directly from the booking link.
- If you no-show twice without notice, we may decline to book further calls.
5. No advice — important
Everything on La Otra Vida — site pages, newsletter issues, the buyer's guide, conversation on a booked call — is published for general information. It reflects Sep's personal opinions and reporting, not advice tailored to your circumstances.
- It is not investment advice within the meaning of MiFID II, the Spanish Securities Market Act (LMV), or any equivalent regime.
- It is not legal advice. Only a licensed Spanish lawyer (abogado) can give that.
- It is not tax advice. Only a registered Spanish gestor or asesor fiscal can give that.
- It is not a real-estate brokerage service. We do not act as an Agente de la Propiedad Inmobiliaria on behalf of buyers or sellers.
- It is not a regulated financial promotion.
Property prices, yields, rental projections, and tax estimates we discuss are illustrative. Past performance of any market or property does not predict future performance. Real-estate buying decisions are yours alone, and you must verify every figure with your own professional advisers before acting.
6. No warranties
The site, the newsletter, the buyer's guide, and any booked call are provided "as is" and "as available", to the maximum extent permitted under Spanish law. We do our best to be accurate — walking properties, talking to local registrars, checking municipal planning records — but we make no warranty that the service will be uninterrupted, error-free, or that any specific outcome will follow from reading our material.
Before signing anything related to a property, you are responsible for commissioning independent searches: nota simple from the Registro de la Propiedad, catastro check, IBI status, urban-planning certificate from the ayuntamiento, structural survey, and energy performance certificate. The buyer's guide explains how.
7. Limitation of liability
To the maximum extent permitted by Spanish law, neither La Otra Vida nor Sep is liable for:
- Decisions you make based on our writing or our conversation, including any property purchase, lease, financing, tax filing, or visa application.
- Indirect, incidental, or consequential loss — including lost profit, lost rental income, lost opportunity, or loss of data.
- Acts or omissions of third parties we link to or recommend.
Nothing in these terms limits liability that cannot be limited under Spanish law — in particular, liability for fraud, for gross negligence, or under Spain's consumer-protection rules (TRLGDCU) where they apply.
8. Acceptable use
When using the site, the newsletter, or any of our services, you agree not to:
- Submit fake names, fake emails, or someone else's email address without their permission.
- Scrape the site or the email archive at machine scale, or attempt to bypass rate limits and security controls.
- Forward members-only material (if and when introduced) to third parties without permission.
- Use any part of the service to harass, defame, threaten, or harm any person.
- Reverse engineer, decompile, or attempt to extract source code from any embedded component.
- Use the service in a way that breaches Spanish or EU law, including the LSSI-CE, GDPR, and consumer-protection rules.
We may suspend or terminate access if you breach these rules, with a short explanation by email.
9. Intellectual property
All written content, photographs, illustrations, layout, and code on the site and in the newsletter are the property of Sep, operating as La Otra Vida, or of our licensors. They are protected under Spanish and EU copyright law (LPI — Ley de Propiedad Intelectual). You may:
- Read, save, and print pages for your personal, non-commercial use.
- Quote short excerpts (typically under 200 words) in articles, posts, or social-media commentary, with clear attribution and a link to the original.
You may not:
- Republish entire issues or pages on another site, in print, or in a paid product without prior written consent.
- Use the La Otra Vida wordmark, photographs, or visual identity in a way that suggests a partnership, sponsorship, or endorsement that doesn't exist.
- Train commercial generative-AI models on our content without prior written consent. Any rights reserved under Article 4 of the EU DSM Directive (text-and-data-mining opt-out) are explicitly reserved.

10. Third-party links
The site and newsletter link to third-party websites — agencies, registrars, government portals, mapping tools, podcasts, news articles. We don't control those sites and aren't responsible for their content, accuracy, terms, or privacy practices. A link is not an endorsement.
11. Consumers — your statutory rights
If you are a consumer based in Spain or another EU country, nothing in these terms removes any right you have under mandatory consumer-protection law, including the Spanish Real Decreto Legislativo 1/2007 (TRLGDCU). Where these terms and that law conflict for a consumer, the law wins. The European Commission's Online Dispute Resolution platform is available at ec.europa.eu/consumers/odr, though we hope you'll write to us first so we can fix it.
12. Changes
We may update these terms. If we change something substantive, we will update the "Last updated" date at the top of the page and, for material changes that affect existing newsletter subscribers, mention it in the next Saturday letter so you have a chance to read it. The current version is always the one published here. Continued use of the site after a change means you accept the new terms.
13. Governing law and jurisdiction
These terms are governed by Spanish law. Any dispute that can't be resolved by writing to hello@otravidacasa.com first will be brought before the competent courts in Spain. If you are a consumer, this clause does not deprive you of the right to bring proceedings in the courts of your country of habitual residence within the EU.
